Dalyan Area Guide

Dalyan is a lush green delta famed for its Lycian rock tombs which tower high on the hillside overlooking the village centre.
Located on Turkey’s south west Aegean coast, it is within easy reach of Dalaman International Airport which offers year round flights to and from the UK and daily domestic flights to Istanbul.

Dalyan is a nature lover's and archeologist's dream and homes a small selection of villas and apartments suited to those seeking a Turkish property in a tranquil setting within easy access of beaches and historic sites.

A small and quaint village and popular day trip destination, Dalyan sits across a plethora of interwoven streams fed by the Aegean sea which lead into a large lake at Koycegiz.

Koycegiz Lake houses its own naturally formed  harbour and is regularly plyed by traditional wooden gullet cruisers and small boats which stop off along its untouched stretch of sparkling coves, natural mud baths and private beaches.

Iztuzu beach - DalayanFifteen minutes’ drive through lush pine forests and small Turkish hamlets dotted along the coastline will bring you to Dalyan’s famed powdery white sanded beach, Iztuzu. Stretching for 6km, the beach is rarely crowded and is backed by the verdant landscape of the Dalyan Delta.

The Dalyan Delta was declared a wildlife sanctuary in the 1980s, offering home to endangered loggerhead turtles (Caretta Caretta) and a wide variety of rare birds.

Tourism is strong in the area with the local population almost doubling in the summer season stretching from May to October. Dalyan’s riverside and coastal setting affords it welcome cool breezes during Turkey's long hot summer months.

Dalyan Centre offers your typical mix of small convenience stores, boutique shops and spice bazaars, with a good selection of bars, cafes and restaurants in which to pass the days and evenings.

A small selection of nightlife is available, but Dalyan is better suited to those who relish a more peaceful location where the sounds of nature are prized over the hustle and bustle of a busy town.

Owing to Dalyan’s rare wildlife, strict building rules cap construction in the area offering Turkish property investors the advantages of a maturing local housing market.
